- What buyers misunderstand
- I'm actually quite excited and bullish on Strathcona once the new St. Paul's Hospital and the buildings around it are done. Providence Health Care says the hospital opens in 2027. A hospital that size brings a lot of people who want to live close to work, along with shopping.
- What to investigate
- The hospital isn't in the numbers yet. I wouldn't sell your place because of a hospital that isn't open, but I wouldn't sell it cheap because of current prices either. On smaller townhouse complexes, watch for self-managed stratas. I've sold a well-run one here, but those are the exception, so read the minutes.
- Who it suits
- Buyers who can hold through the build-out and who like being close to the core and the medical campus.
- The tradeoff
- You're buying ahead of a change that isn't finished. Build in time for that.
