You tell Kyle about your home in four short steps: the address, the size, age and lot, the condition, and how to reach you. Details are filled in wherever the board already holds them, so most people only correct what is wrong.
Kyle sees the estimate with your request and follows up with you personally. Your request shows no number on this page unless you have a free account, because the board only lets registered users see figures built on sold data.
The comparison uses the same kind of closed sales Kyle pulls to price a listing. It cannot walk through your home, which is why the condition step matters and why the estimate is never an appraisal.
How do I find out what my home is worth?
Enter your address, confirm your home’s size, age and lot, tell us its condition, and send the request to Kyle. Kyle reviews it and follows up with you personally. If you want the number on screen right away, create a free account first.
Why do I not see a number straight away?
Without an account the form goes to Kyle and shows no number on the page. An estimate is built from sold data, and the board only lets registered users see figures built on it, so the on-screen number needs a free account.
How is the estimate built?
It starts from sales that closed near you in the last twelve months, then adjusts for your home’s size, age and condition. Renovations are the part a national algorithm cannot see, which is why the form asks about them.
Is this an appraisal?
No. It is an automated estimate for information only, not an appraisal or a formal opinion of value. A lender or a court may require an appraisal from a licensed appraiser.
What does it cost, and am I committed to anything?
It is free and commits you to nothing. Nothing reaches Kyle until the last step of the form, so you can stop at any point before then.
How soon will Kyle follow up?
Kyle reads each request himself and replies personally, so there is no automatic reply with a figure and no set turnaround. Check your phone number and email on the form, since a wrong digit means the reply reaches nobody.
What if my home is unusual?
A one-of-a-kind home, or one on a street with few recent sales, is harder for any model to read. That is where a conversation with Kyle and a walk through the home add the most.
