- What buyers misunderstand
- Commercial Drive has been the next East Van for a decade and never quite broke through. A lot of buyers also cross anything from the eighties or nineties off the list on sight. Between Main and Commercial, I think a rainscreened, repiped building with its parkade membrane done can be one of the best values in the city.
- What to investigate
- Look for "fully rainscreened" and a year in the listing, then back it up with the engineering report and two years of minutes. See the leaky condo guide.
- Who it suits
- Buyers who want walkable retail, transit and character, and who are willing to read the paperwork on an older building.
- The tradeoff
- The values are real because the buildings are older. That means you're buying the paperwork as much as the suite.
