The Kyle Mark Report

What your market is really doing.

Every month, every neighbourhood, re-counted against the board. The real report is free with an account, because the board keeps sold data behind a sign-in. Here is what one looks like.

Sample only. The real edition also has the 12-month trend, list price versus sold price and the homes for sale right now.

Nine markets, four property types

Vancouver East and West, Downtown, Burnaby, North Van, West Van, New West, Coquitlam and Port Moody. Condos, townhouses, duplexes and detached counted on their own.

Real days on market

The MLS® clock restarts when a home is relisted. We count from the first day it came up.

Price bands

The market under $1M and the market over $2M behave nothing alike, so they are never blended.

Re-counted every month

Each edition is checked against the board's own numbers before it publishes.

About the report

Why a sample, and what the real one adds

The sample above shows the layout with invented figures. The real edition is written for one market and one property type at a time, so a Burnaby condo owner is not reading a number blended with West Vancouver houses.

It is sign-in only because it is built on sold data. A free account takes about a minute, and then every edition is there for you.

Questions people ask

What is the Kyle Mark Report?

The Kyle Mark Report is a monthly market report for Metro Vancouver, by area, property type, neighbourhood and price band. It covers condos, townhouses, duplexes and detached homes separately.

Are the numbers on this page real?

No. Every figure in the sample on this page is invented to show the layout. The real numbers are only inside the report, after you sign in.

Why is the real report behind a sign-in?

The report is built on sold data, and board rules keep sold data for registered users. A free account takes about a minute.

What does the account cost?

The account is free. It also opens sold prices on the map, the Motivated Sellers List and the Airbnb-Allowed List.

What does real days on market mean?

It means counting from the first day a home came up, not from its latest listing. The MLS® clock restarts when a home is relisted, so the report shows both counts side by side.

How often does it update?

It is a monthly report. Sales keep filing for a few weeks after a month ends, so a new edition says how complete that month is until it settles.
