- Point Grey commands its premium for defensible reasons: larger lots, mature trees, top-ranked catchments, closeness to UBC and the beach. But a tired original bungalow with deferred maintenance isn't a luxury home. It's a teardown decision, so price it like one.

- Buyers who want the lot and the location, and who put those ahead of extra home theatre square footage.
- The tradeoff
- The market here does pay for a well-kept home priced properly. If you're selling, a number set for a market that isn't here anymore costs you dearly. What a relist really costs.
