In his own words

Kyle’s take on Kitsilano

What buyers misunderstand
Kitsilano is really three markets: concrete condos with water views, the West 4th corridor, and detached homes on the side streets. Which Kits you're shopping in matters more than the name.
Pockets
West 4th has walkable amenities among the best in the city. Near the water you're paying for sight lines, and a full view can put a big gap between two otherwise similar units. Some of the older buildings give you real value if you care more about space than new finishes.
What to investigate
On a character home, expect legacy issues a casual look won't catch: foundation settling, knob-and-tube wiring, under-insulation and aging systems. Older parts of Kitsilano are also where buried oil tanks turn up, so ask for the scan certificate. Some lots are narrow here, which limits what you can build. See the hidden costs guide.
Who it suits
Buyers who will actually use the beach, the retail and UBC, and families who will use the school catchment.
The tradeoff
If your daily life doesn't involve those things, you're paying for a lifestyle you won't use, and the same budget goes further in other neighbourhoods. What Kits really buys.
