- What buyers misunderstand
- People buy Fairview for the location, and it is so central: buslines, shops, the seawall, and a Broadway station on the way. But plenty of the older buildings here and around False Creek either haven't been rainscreened or have big projects coming. The location doesn't fix the walls.
- Pockets
- Fairview Slopes has some of the best sight lines in the city. The stretch around West 7th, just off Oak, is the part I would point you to first.
- What to investigate
- Small complexes are the thing to watch. I sold a townhouse here in a 12-unit building where envelope and parkade work was coming, and in a complex that small, a big job lands hard on each owner. - Who it suits
- Anyone who doesn't want to need a car. Even with two stalls, you may hardly use them.
- The tradeoff
- You pay for the location, and you may also be paying for the building over time, so buy one where the big work is done and on paper.
