- What buyers misunderstand
- Mount Pleasant has been called the next neighbourhood for a decade. The Broadway subway makes the case stronger than it was, but it isn't a sure bet. I'd only buy here for the transit if you can hold five to seven years through the opening, not as a quick flip.
- Pockets
- Around Main Street it's the food, art and craft brewery scene, and you don't need a car. Older detached homes are already priced aggressively, so I'd usually look at newer townhouses for better value. Near the future stations, buy the area and not a bet on one block.
- What to investigate
- Check what's proposed next door. We've looked at duplexes around 10th Avenue where 18-storey towers are coming, so you might be buying in a construction zone. South of Broadway toward Fraser, around 16th to 22nd, there are homes on old peat bog, so check the city's map and watch for heaving sidewalks.
- Who it suits
- Young families priced out of Kitsilano, first-time buyers who want to walk everywhere, and anyone happy to live without a car.
