Kyle’s take on False Creek
- What buyers misunderstand
- A lot of what sits close to Granville Island isn't freehold. Much of it is on a city lease, some with not many years left, and a true freehold is hard to find here. A cheaper price can simply be the lease talking.
- What to investigate
- Ask first if it's leasehold, who holds the lease and how long is left. As the term gets shorter, financing can get harder and the buyer pool shrinks. Also ask where the building is on its roof and rainscreen. Some have paid for it, and a lot of buildings around here have big things coming.
- Who it suits
- People who want the seawall, the water and Granville Island on foot, and who have read the lease or the depreciation report as closely as they looked at the view.
- The tradeoff
- The location is hard to beat. The lease is the part you need your lawyer to explain before you write.
