Kyle’s take on Dunbar
- What buyers misunderstand
- Dunbar has always been very desirable, but it has been through a real correction over the last couple of years. I've been telling buyers for a while to look at the West Side for value. A great area doesn't protect a seller from a wrong opening number.
- What to investigate
- Dunbar is one of the older areas I name for underground oil tanks, so on an older home ask to see the scan certificate. If you plan to rebuild, check what the lot and the current zoning would actually allow you to replace it with.
- Who it suits
- Families who want Pacific Spirit Park, the schools and easy access to UBC, and who will actually use them.
- The tradeoff
- The premium is earned by lots, trees and catchments. If you aren't using the schools, you're paying for something you don't need.
