Vancouver developers are getting hammered because construction costs are still insane and buyers won’t absorb new supply at pre-pandemic pricing. For you, that means more leverage as a buyer and more scrutiny as a seller.

If you’re buying, selling, or investing in Vancouver right now, this isn’t noise. It’s reality.

Let’s break it down the way I break it down on YouTube, fast, factual, and with one goal: make you money, or keep you from losing it.

⚠️ Why are Vancouver developers in trouble?

Developers who were banking on a booming Vancouver build-and-flip game?
They’re getting hammered. Projects stalled. Construction debt piling up. Deals getting scrapped.

Why? Two brutal realities:

  • Cost of construction is still insane

  • Buyers aren’t absorbing new supply at pre-pandemic pricing

It’s economics, not feelings.

The biggest piece most people never see is shadow inventory: brand new, completed condos that developers don’t put on the MLS®, so they never show up in the listing counts or the months of inventory that most market reports rely on. These units are done. The elevators are running, the lights are on in the lobby, and nobody’s living in them. They produce zero revenue, and every month the doors stay closed the developer bleeds more interest, more taxes and more strata fees. When I recorded this video in December 2025, I called it the worst oversupply we’d seen in more than 25 years.

Where is it hitting hardest?

It isn’t evenly distributed. Surrey Central is ground zero for the pre-sale crisis, with hundreds of tiny investor-grade studios and micro one-bedrooms pre-sold a couple of years ago at prices that no longer work. You aren’t buying those as a home, you’re buying them as a spreadsheet, and the spreadsheet’s gone red: rents haven’t kept pace, insurance is up and strata fees are up. Brentwood and Metrotown in Burnaby tell the same story, with larger, brighter resale units often trading at a lower price per square foot than pre-sale product. Langley and Willoughby got caught in the same wave. In Vancouver proper, downtown and west side condos, especially at the luxury and near-luxury end, are taking a beating too, with units being relaunched at lower prices with credits and incentives.

How are developers responding?

With a level of desperation we’ve never seen in this market. There have been 1-day flash sales. One developer offered to cover a buyer’s mortgage, strata fees and property taxes for a full year. Another offered to buy the unit back at the same price if the buyer wanted out at completion. Then there’s free parking, free storage lockers, air conditioning upgrades, cashback on completion and rate buydowns. During the pandemic boom you couldn’t even get a floor plan half the time. These incentives aren’t creativity, they’re a signal.

The pain doesn’t stop at the sales centre either. When developers stop building, it hits project managers, site supervisors, plumbers, electricians, framers, drywallers, concrete suppliers and lumber mills. Construction is one of the largest employment sectors in British Columbia. When it stalls, lower employment means lower tax revenue for cities, and that’s an economic problem for all of us, not only a housing problem.

Who blinks first?

That’s the tension that will divide 2026 and most likely 2027. Developers are terrified of dropping prices too far, because deep cuts can breach loan covenants, trigger new appraisals and cost them their financing. Buyers have no incentive to pay a premium when they can see the value difference between a large, well laid out resale unit and a tiny investor box with a rooftop yoga deck.

This isn’t some “trend.” This is a reset, and it creates opportunity if you know where to look.

🧠 What does the developer slowdown mean for buyers?

👉 Inventory climbing, sales slowing, buyers now hold leverage.
You can:

  • Get deeper negotiation wins

  • Pick up quality product for less than replacement cost

  • Lock in before rates shift AGAIN

But here’s the kicker:

👉 You only win if you’re ready.
Pre-approval, clear target list, and a strategic offer beat emotion every time.

If you’re buying a condo, this is the strongest negotiating position you’ve had in the last 15 years, and my playbook is very simple, but it takes conviction:

  • Focus on completed inventory. That’s where the actual pain is, because developers can’t sit on those units for another 6, 12 or 18 months without real consequences.

  • Negotiate aggressively. Ask for real price reductions, credits on completion, upgrades, rate buydowns if possible, lower deposits, your assignment rights and flexibility on completion dates. Buyers got laughed at for asking during the boom. The tables have turned.

  • Don’t ignore distressed projects. When a project goes into creditor protection, that’s a signal there will be opportunities for buyers who are prepared and can move decisively.

Sales centres call and text me all the time about discounts. In most cases they don’t want it in a text or an email, because they don’t want anything on paper that degrades the value. If you want in on those, reach out to me.

💡 What does the developer slowdown mean for sellers?

Developers can’t move product, your home gains edge IF you play it right.

Here’s the truth most agents won’t tell you:

  • Overpricing in this climate = crickets

  • Presentation matters more than ever

  • Marketing is now a weapon, not an add-on

Before you set a price, start with What’s my home worth?

This is where I separate myself from the amateurs, and why clients consistently sell above expectations even when headlines scream doom.
