Vancouver Housing Market: Steady as She Goes in December 2023!

Insightful Analysis for Your 2024 Real Estate Goals 🏡

Vancouver's housing market held firm in December 2023: sales ran below the 10-year average, but prices across apartments, townhomes and detached homes didn't crack. Despite predictions of significant price drops by many experts, the market held its ground firmly. But there's more to this story, and I've got the details you don't want to miss!

Sales Down but Prices Stay Strong 💪

The Real Estate Board of Greater Vancouver reported 2023's sales total came in 23.4 per cent below the 10-year annual sales average, yet pricing across apartments, townhomes, and detached homes stayed strong. Year-over-year, we saw modest appreciation in all three categories. It's clear that Vancouver's appeal remains undiminished, even amidst market challenges.

The Detached Market: An Opportunity Awaits 🏠

The board's December 2023 detached benchmark price of $1,964,400 was a 7.7 per cent increase from December 2022, and that reveals strong demand. Some sub-areas in Greater Vancouver are showing promising entry points, with homes awaiting eager buyers. If you're eyeing the detached market, now could be your moment.

Apartments and Townhomes: Riding High 🌆

Apartment sales rose 2.4 per cent in December 2023, with a benchmark of $751,300 (a 5.6 per cent year-to-year appreciation). Townhomes weren't far behind, with a 7.2 per cent sales increase and a benchmark price of $1,072,700. Those results are a testament to the continued competitiveness of Vancouver's market, and the Kyle Mark Report shows you the current numbers.

Last year ended with a significant increase in property listings, yet still below the 10-year average. The sales-to-active ratio, a key indicator of market conditions, shows detached homes in buyer's market territory, while townhouses and apartments remain balanced.
