Why You Cannot Buy Just Any Duplex in Vancouver Right Now

You can’t buy just any duplex in Vancouver right now because one bad layout, one weak builder, or one zoning mistake can have you bleeding cash for years. Duplexes look like the golden ticket right now. Extra space, mortgage helper, “safe” investment… I get why everyone’s rushing in.
But here’s the truth nobody’s saying out loud: most duplexes in this market are financial landmines.
And if you don’t know what to look for, you’re one bad layout, one weak builder, or one zoning mistake away from bleeding cash for years.
So let’s cut the fluff.
Here’s exactly what’s happening in the duplex market right now, and how to avoid getting smoked.
What are the biggest red flags in Vancouver duplexes?
I’m not sugar-coating this, I’ve watched enough duplex deals go sideways to know exactly where the traps are. In my YouTube breakdown on which Vancouver duplexes to avoid, I call out seven major red flags that could cost you serious money.
Here are the top take-aways, straight from the frontline:
Poor Floor Plans
Some duplexes are built just to look good, but function horribly. Terrible layout = hard to rent, hard to flip.Wrong Builders
Not all developers are equal. If they skimped on structure or used cheaper materials, maintenance costs will kill your return.Deal-Killing Zoning
Zoning restrictions can make your “investment” closer to a liability. Know what you’re allowed to do, or what you can never do.Unrealistic Mortgage Helpers
Don’t rely on “mortgage helpers” (a.k.a. rental units) that aren’t even close to covering your costs.Slow Exit Strategy
These aren’t always liquid assets. If the market tanks or buyer demand shifts, you could be stuck holding a money-pit.Far From Hot Markets
Buying in a neighborhood just because it’s “cheap now” is a risky bet. Less growth = less upside.Maintenance Surprise Bombs
Old plumbing, hidden structural issues, or deferred repairs, these bite you later when money’s tight.
Why does the layout matter so much on a new duplex?
Not all duplexes are created equal, and brand new doesn’t mean it’s a good buy. I’ve seen beautiful finishes on layouts so bad that nobody wants to live there. A common design puts one or two bedrooms on the upper level. Having the whole top floor as a primary suite is nice, but if you have young children, how happy are you going to be going down the stairs in the middle of the night? That layout may be perfect for a downsizer, because not every home is built for every life stage. Vancouver is also a transplant city, and people want a home office and a guest room so mom and dad can visit. I’ve sold duplexes with one bedroom on the top floor or two bedrooms in the whole home, and it really restricts your buyer pool. You can never control what market you’ll be selling in.
What should you look for in a duplex yard?
There are side-by-side, front-to-back and split-level duplexes, so ask what your portion of the yard is and whether you can use it. Some front-to-back styles leave you with a little concrete patio, so you can’t let the dog or the kids out. Some side-by-sides have a completely open backyard shared by everyone, and a lot of people don’t want that communal living.
Check the utilities too. Gas meters, the electrical pole and utility grates usually land mostly on one side. We recently bought a duplex in Burnaby for some buyers, and theirs had none of the utilities in the yard. The other side has had a hard time selling, because people don’t want that eyesore.
I live in a duplex on Vancouver’s east side myself. I was the first buyer and could map out the strata plan, so I have most of the yard, fully fenced, with our garage under the building. That’s why we jumped into it.
How many households can a Vancouver duplex have?
More than you might think. The City of Vancouver says duplexes on standard lots will have secondary suites in most cases, so one duplex can easily house three or more separate households. Duplexes are wood frame, so you’ll have sound transfer from above or from the side. You may share an open yard, more people mean more wear and tear, and they all need somewhere to park. Before you buy, understand the suite’s legal status, the existing tenancy terms and how it affects your lifestyle.
Why does parking make or break a duplex?
Parking’s already an issue around Vancouver, and it’ll get worse as detached homes come down for duplexes and multiplexes. Does your duplex have a garage? Does it have a lane? If you have a tenant, where do they park? If they can’t find parking, or the layout gives them no privacy, they won’t want to rent from you, and if you’re depending on that mortgage helper, like a lot of people are and like we do, that’s your problem. Right behind my place there’s a bigger duplex on a larger lot with two large two-bedroom suites and only a single garage and one parking pad. Compare that before you write an offer.
✂️ Why I’m Calling It Out (And Why You Should Listen)
I’m not just a REALTOR®, I’ve got 11 years of construction and project management experience. I don’t miss hidden costs.
I run real-time, data-driven analyses on Vancouver’s inventory, so I know when supply is outpacing demand.
I’ve seen buyers jump into “duplex investments” thinking it's a sure fire cashflow play, only to be blindsided by long-term liabilities.
What should you check before buying a Vancouver duplex?
Run the numbers: Use worst-case rent, shock maintenance, and stress-test the cash flow. The investor calculator and mortgage calculator make that fast.
Bring in an expert: Not just any REALTOR®, someone who understands both real estate and construction (like me). My Buyer Blueprint shows how I work.
Inspect deeply: Structural, plumbing, electrical, don’t skip.
Be picky with location: Growth matters. Neighborhoods with rising demand will give you upside.
Know your exit: Have a 5 to 10 year plan. Not just “rent it forever.”
Is a Vancouver duplex still a good buy?
My answer? Buying a duplex in Vancouver right now can be great, if you avoid the bad ones. But the wrong pick? It’ll bury you. Don't gamble without a strategy.
