Vancouver Real Estate Is Shifting Fast: What Nobody's Telling You

Is Vancouver real estate crashing? No. Well-priced homes are selling, overpriced listings are sitting, and the buyers and sellers with a real strategy are the ones winning.
If you’re sitting on the sidelines right now, waiting, watching, “seeing what happens”, you’re already behind.
Because the market? It’s not crashing.
It’s repositioning.
And if you don’t understand what’s actually happening, you’re going to miss opportunities… or worse, make a costly mistake.
✅ Is the Vancouver Market Dead? No, It’s Selective
Here’s what most people get wrong:
They think slower sales = bad market.
Wrong.
What we’re seeing right now is a separation between smart listings and dead listings.
Well-priced homes? Selling.
Strategic properties? Getting action.
Overpriced listings? Sitting… and bleeding.
This is not a downturn.
This is a skill-based market.
And most agents? They’re not equipped for it.
✅ How Can Buyers Use Their Leverage in Vancouver Right Now?
This is the part most buyers completely waste.
Yes, you’ve got more leverage right now.
But that doesn’t mean you lowball everything and hope it sticks.
That’s amateur behavior.
What actually works:
Target listings that have been sitting a long time
Look for price reductions = motivation
Understand seller psychology (this is everything)
Because here’s the truth:
👉 The best deals aren’t obvious
👉 They’re engineered
And if you don’t know how to structure that… you’re just guessing. My buyer page is the place to start.
✅ Why Isn’t My Vancouver Home Selling?
This is where it gets brutal.
If your home isn’t selling right now, it’s not the market.
It’s your positioning.
Plain and simple.
What’s killing listings today:
Pricing based on “what my neighbor got”
Weak marketing (this is a big one)
No urgency strategy
The winners?
They’re doing 3 things differently:
Pricing ahead of the market
Creating competition intentionally
Controlling the narrative from day one
That’s how you still win, even in a slower cycle. Start with What's my home worth?, then see how I run a sale on my seller page.
✅ How Have Interest Rates Changed the Vancouver Market?
Everyone’s obsessed with rates.
But here’s the deeper play:
Rates didn’t kill demand.
They filtered out weak buyers.
What’s left?
More serious buyers
More calculated decisions
Less emotional chaos
That actually creates cleaner opportunities if you know how to work it. Run your own payment on the mortgage calculator before you decide what you can do.
🧠 The Hidden Opportunity Most People Miss
This is where things get interesting.
When markets shift like this, inefficiencies show up.
Mispriced homes
Nervous sellers
Lazy agents giving bad advice
That’s your window.
But it doesn’t stay open long.
Because once confidence returns?
👉 Competition spikes
👉 Prices tighten
👉 Opportunities disappear
🏚 Which Vancouver Homes Are Getting Harder to Sell?
Buying here used to come down to one question: can you afford it? Today the bigger risk is buying a home that becomes extremely difficult to sell later, because once normal buyers disappear from a property type, the value starts going with them. None of these homes are worthless. Real estate almost never becomes worthless in a city like Vancouver. They’re just harder to sell, and these are the 10 I’d want you to know about:
Homes built on a peat bog. Peat is soft organic soil that compresses over time, so foundations can shift and floors can slope. Some owners have to install piles deep into the ground to stabilize the home, and once buyers learn about it, the buyer pool shrinks.
Micro condos and small investor units. The problem isn’t only size. Many of these buildings are filled with dozens or hundreds of nearly identical units, and if 10 hit the market at once, buyers have all the negotiating power.
Condos that haven’t been rain screened. Buildings from the 1980s and early 1990s often lack proper envelope systems. Some lenders won’t lend in buildings going through this, which can leave a seller with only cash buyers.
Detached homes on tiny or irregular lots. With a narrow frontage, an odd shape or under 3,000 square feet, the redevelopment potential is limited and builders tend to avoid them.
Leasehold properties. Think parts of False Creek South, parts of UBC and Musqueam leasehold land. As the lease gets shorter, financing gets harder and the buyer pool gets smaller.
Strata buildings facing major special levies. Parkade membranes, envelopes, plumbing and elevators can cost millions, and levies can run well into six figures. Many buyers move on to another building.
Homes right on major roads. Kingsway, Knight Street, Granville Street, Marine Drive and parts of Main Street mean traffic, air pollution, limited parking and safety concerns for families. Buyers prefer to be even one or two blocks away.
Condos with limited parking or no storage. As condos get smaller, these matter more, and a unit without them is less attractive next to one that has both.
Strata buildings with insurance problems. BC went through a major strata insurance crisis several years ago, and some deductibles rose to $500,000 or even $1 million. Buyers now read those documents very carefully.
Luxury pre-sale condos built since around 2020. Many were bought by investors expecting prices to keep rising. Small floor plans, very high strata fees and high prices per square foot are now being tested on the resale market.
Go past the listing photos and the staging. Review the strata documents, understand the soil, examine the lot and evaluate the long-term maintenance of the building. You’re buying for the resale five or 10 years down the road too, because life can throw you detours and you can’t control what the market’s doing when it does.
