Inflation and the Bank of Canada's rate moves were squeezing Vancouver buyers and sellers when I wrote this in early 2024, yet prices held up far better than the sales headlines suggested. The media's got a narrow lens on the real estate market, focusing on the drop in sales but often glossing over the bigger picture: pricing resilience. Today, we're taking a no-nonsense look at Canada's inflation drama, the Bank of Canada's chess moves with interest rates, and what it all means for you, whether you're buying, selling, or just trying to make sense of it all.

Why did the Bank of Canada raise interest rates?
With the Bank of Canada's policy rate at a 22-year peak of 5% in early 2024, the Bank's playing hardball against inflation to drag it back down to a comfy 2%. Their strategy? Hike up lending rates, hoping to cool off spending and ease the supply-demand tension.
What was Canada's inflation rate?
We've ridden the highs of an 8% inflation rate in 2022 on Statistics Canada's consumer price index, quadruple what the central bank is cool with. There was a glimmer of hope when Statistics Canada had it at 3.1% in November 2023, but then December 2023 threw us a curveball, inching back up to 3.4%. This stubbornly high inflation, a hangover from the free money days during COVID, has us playing catch-up with our economy's stability.
How does inflation affect Vancouver real estate?
For buyers, this means the cost to borrow is sky-high, and the mortgage calculator shows you what that does to a payment. Many are sidelined, waiting for a break in rates to get more bang for their buck. Sellers are caught in this dance too, hesitant to list because what comes next? Higher rates for their next move. This has left us with a logjam of inventory and very few sales, and in some Vancouver neighbourhoods that was unheard of. You can see the current sales pace in the Kyle Mark Report.

Vancouver's Real Estate: Tough as Nails
Despite the economic headwinds, Vancouver's real estate market is standing strong. Condo and townhouse prices held up well against their peak, and detached homes held up too. The current picture for your area is in the report with a free account.
When will the Bank of Canada cut rates?
In early 2024, Benjamin Tal from CIBC suggested the Bank of Canada might be done hiking rates, eyeing a cut as soon as June or July. But Charles St-Arnaud warns that we shouldn't expect any cuts until inflation is well below 3%, a milestone we're yet to hit.
The Strategy Moving Forward
Here's the deal: If you're buying, lock in that pre-approval, which can protect you for about 120 days. It's a buffer against potential rate hikes and a power move for when you find the right property.
Sellers, if you've got the goods, now's a decent time to make your move. Inventory's tight, and demand's still buzzing for quality listings. And don't let the media's doom and gloom about sales figures throw you off – your property's value is likely holding strong.
Stressed about timing? Let's iron out those details together. Book your strategy call, and let's get ahead of the curve.
