Burnaby's Motivated Sellers List
Every week I track the properties in Burnaby most likely to move on price: fresh price reductions, listings that came back on market after failing to sell, homes sitting well past their neighbourhood's normal days on market, and the ones where the listing agent has flagged the seller as motivated. That's the list.
Price Reductions
Sellers who've already moved once — a signal they're motivated to move again.
Extended DOM
Homes sitting longer than similar listings nearby, often with room to negotiate.
Expired & Relisted
A prior attempt that didn't sell — usually means new urgency the second time.

Building your list
Scanning every active listing in Burnaby for price cuts, time on market and seller signals. Takes a few seconds.
Once you have picked one off the list
A motivated seller is only a good deal if the home is not the reason they are motivated.
Sometimes the price is low because of a divorce or a job in another city. Sometimes it is low because a levy is coming, the envelope is failing, or an insurer has already said no. Those look identical on a listing. This is how I tell them apart before a client writes.

How the Burnaby list works
Signals to check, not bargains to assume
A listing shows an asking price. It does not tell you whether the seller has already tried and failed, or how long the home has been available. This list pulls those signals together for Burnaby, so you can spend your time on the homes where a real offer has a reason to work.
Treat each one as a question to ask, then read the building and the paperwork before you write. A motivated seller is only a good deal if the home is not the reason they are motivated.
Questions people ask
What is the Motivated Sellers List?
It is a list of homes for sale in Burnaby that show signs the seller may move on price. Kyle tracks fresh price reductions, listings that came back after failing to sell, homes sitting past their neighbourhood’s normal time on market, and listings where the agent has flagged a motivated seller.
Does a signal mean the seller will take less?
No. A signal is a reason to look and to ask, not a promise of a discount. Some sellers have already priced correctly, and some homes have sat for a reason that has nothing to do with the seller.
Why do I have to register to see it?
The list draws on MLS® listing detail that the board only allows for registered users, so it opens after a short form. Registering on one market opens all three: Vancouver, Burnaby and the North Shore.
Whose listings are these?
They are listings from many brokerages, and each card names the listing brokerage. Being on the list does not mean Kyle represents the seller.
Is the list free?
Yes, the list is free. You fill in the form, which asks about the areas and homes you are looking at, and the current list opens on the page.
How do I know a low price is not hiding a problem?
You read the building before you write the offer. A levy on the way, a failing envelope or an insurance issue can look the same on a listing as a seller who simply has to move, so the Red Flag Report walks through what to check.
