Short-Term Rental Index

Vancouver's Airbnb-Allowed List

The MLS® has a “short-term rental allowed” flag, and it is wrong more often than it's right: most listings carrying it actually describe a 30-day minimum, and some say “no Airbnb” in the very same field. So I read the bylaw text on every active Vancouver listing and sorted them properly. This is what's left.

Genuinely Allowed

Strata bylaws that name short-term rental or Airbnb as permitted, or set a minimum under 30 days.

Before you write on one of these

The bylaw tells you if you can rent it. It does not tell you what the building will cost you.

A unit can be perfectly rentable and still be carrying a levy that has not been voted on yet, or plumbing an insurer will not write. I spent eleven years in construction and six with Delta Fire before I sold real estate, and this is what I look at before a client writes an offer.

How to read this list

Three separate permissions, and the list covers one

To run a short-term rental in Vancouver you need the strata to allow it, the City to license it and the Province to register it. This list only answers the first question. It sorts active listings by what the bylaw wording says, and quotes that wording so you can read it yourself.

Before you buy on the strength of a rental plan, get the current bylaws from the strata documents, and check your situation against the City of Vancouver's licence rules and the Province's short-term rental legislation.

Questions people ask

What is the Airbnb-Allowed List?

It is a list of active Vancouver listings sorted by what the strata bylaw wording actually says about short-term rentals. Each card quotes the wording, so you can judge it yourself.

Does being on the list mean I can run an Airbnb there?

No. The list reflects strata bylaws only. The City of Vancouver licence and the provincial principal residence rule apply on top, and the list says nothing about either.

What rules apply to short-term rentals in Vancouver?

A short-term rental in Vancouver generally has to be your principal residence, with a city business licence and a provincial registration number. The city treats stays of fewer than 90 consecutive days as short-term, and the provincial act excludes only bookings over 90 days. Confirm your own situation with the City and the Province before you buy.

Why not just use the MLS® short-term rental flag?

Because the flag is unreliable. Many listings carrying it describe a 30-day minimum in the same record, and some say no Airbnb, so the list is sorted from the written description instead.

What does a 30-day minimum mean for me?

It means the strata does not allow stays under 30 days, so nightly rentals are out. A stay of 30 days or more but under 90 is still short-term under current city and provincial rules, so the licence and principal residence rules still apply.

Is the list free, and who owns these listings?

The list is free once you fill in the short form. The homes are listed by many brokerages, and each card names the listing brokerage.
